Due to the 2005 Tennessee ruling on septic disclosures, searching by number of bedrooms may not yield as many homes. The extra space may be there, but not shown as bedrooms.
Agents should no longer depict homes by bedrooms used, but must show the number of bedrooms based on the septic system's original permit. A home may have been used as a 4 or more bedroom house, but only be listed as a 2 bedroom. Search for office, bonus rooms, rec rooms or family rooms or read the description of homes that have the square footage to meet your criteria. You may be surprised to see what you have missed.
In the smaller East Tennessee counties, searching by zip code may yield properties close by, but outside, the county you may be searching. However, it is often the the best way to find something in the general area.
Several mapping programs may not work property in the smaller counties. Check with local real estate agents for the best guidance. Some counties in East Tennesse now use numbers instead of the original names for street markers.
